This quarter was a drastic improvement from the previous quarter here in Shrewsbury MA, although part of it may have been seasonal in nature, as the spring market took hold in Shrewsbury. .  The median home sales this quarter rose to $410,850, which was a 28% increase from the previous year.  From the last quarter 2 in 2012, the median home sale price had risen 17%.

Quarter 4 was a great way to end the year by showing that the recession might be behind ShrewsburyMA at last.  The median sales had rose to $380,000 this quarter with an increase of about 8.5% in median home sales from quarter 3 of 2012 to this quarter.  Looking back at quarter 4 of 2011, there is about a 16% increase from then to quarter 4 of this year.  The average days on market was 105 days, which was consistent with the previous few quarters.

Quarter 2 of 2012 showed that the Shrewsbury MA real estate market has begun to regain it’s footing.  The median home sales had improved to $350,000 from the previous quarter.  Compared to the last quarter 2 in 2011, the sales still had some work but it was making an improvement through the recession.  The average days on the market was around 109 days this quarter and that hadn’t changed from either the previous quarter or the last quarter 2 in 2011.  Everything seems to turning around getting through the aftermath of the recession.

The recession had a large impact on this quarter as well and Shrewsbury’s real estate market took a little fall because of it.  The median home sales had dropped to around $315,500 from the previous quarter and dropped dramatically from the previous quarter 1 in 2011.  It had dropped about 17% from quarter 1 of 2011 to quarter 1 of 2012.  The average days on the market did not take a a significant.  The average was 116 days and that was an improvement from the last quarter and about the same as the previous quarter 1.

Quarter 4 of 2011 was not the best way to close out the year here in Shrewsbury MA, but it wasn’t all that bad in comparison to where it could have been.  As a result of the recession, the median home sales was about $327,500 which was quite a drop from the previous quarter.  From the previous quarter 4 in 2010, the median sales from 2011 had fallen 25% because of the recession. The average days on market had risen slightly to 130 days from 111 days the previous year.
