As predicted, Northboro, MA, quieted down this  quarter, with 34 single family home sales, with a median price of dropping back to $350K.     It would seem that those who speculated that the action in Q3 was just an aberration may have been correct after all.  As the winter sets in, no doubt things will become a bit quieter, and thus we need only see what the spring may hold for Northboro Massachusetts Real Estate

Northboro, MA, continued to experience a stable quarter, with 51 single family home sales, with a median price of shooting up 70K to 421,000!   The heat of the real estate market continued unabated in Northboro Massachusetts with a days on market dropping to a low of 51.  Some think that this was just a minor uptick in the market, caused by an inventory issue, and that things will quiet back down again, but only time will tell.

Second quarter was huge here in Northboro, MA, with 53 single family home sales, with a median price of 350,000.   The pace of sales picked up as well, as you might expect, with the average days on market dropping to 93 days.   As the spring market heated up here in Northboro Massachusetts, we saw a shortage of inventory once again dominating the market, and no doubt this has helped bring the market back from it’s winter doldrums.

Northboro Massachusetts experienced a quiet start this year, yet still mustered up 34 single family home sales, with an average price of 347,000.   Surprisingly, the mid-range homes in Northboro MA seem to have been selling far better, with an average days on market of 68, compared with 160 days in the 300-350K range.

As 2012 drew to a close at last, sales of homes in Northboro dropped slightly over the previous quarter.

The median sales decreased by about 12.1% which resulted in a median price for the last quarter of the year of $301,500.  The average price of homes sold during the same period was $351,726, with a total of 22 property transactions.

At the same time, we saw an decrease in the average days on market, from 97 to 89 days.

At the same time, we saw an decrease in the average days on market, from 129 to 97 days.
