Grafton Massachusetts – There were 50 single family homes sold in Grafton in the 4th quarter of 2013, which was pretty spectacular.  In total 50 single family homes sold in Grafton during the quarter with a median sales price of $196,000 and a days on market of 100.  Let’s keep our fingers crossed that 2014 brings more good news for the Boxboro MA real estate market.

Grafton MA Real Estate Statistics – Q3 2013

As we near the end of 2013, sales of homes in Grafton jumped over the previous quarter.

The median sales increased by about 7.5% which resulted in a median price for the third quarter of the year of $430,000.  The average price of homes sold during the same period was $403,232, with a total of 64 property transactions.

At the same time, we saw an decrease in the average days on market, from 105 to 80 days.

During the same period, we saw a steady flow in the sale of condominiums as well, with 30 total sales, a median of $248,950, and an average of $253,615. The days on market statistics showed a total of 69 days on market,  less than that for single family properties this quarter.

As we enter the second half of 2013, sales of homes in Grafton jumped drastically over the previous quarter.

The median sales increased by about 43.5% which resulted in a median price for the second quarter of the year of $400,000.  The average price of homes sold during the same period was $415,003, with a total of 55 property transactions.

At the same time, we saw an decrease in the average days on market, from 133 to 105 days.

The median sales decreased by about 23.8% which resulted in a median price for the first quarter of the year of $278,750.  The average price of homes sold during the same period was $339,627, with a total of 36 property transactions.

At the same time, we saw an increase in the average days on market, from 93 to 133 days.
